by Pat Licata, President Lake of the Woods General Manager Phil Rodenberg will re-present the proposed FY2016 budget at the Civic Club’s monthly meeting on Wednesday, February 10, 2016, at 7pm in the lower level Clubhouse. The budget was recently presented to the community at a meeting on January 28th.
The budget is always of great interest because it determines our assessment, and this year, the addition of a third gate to ease traffic into LOW is included as a budget item. This third gate addition has drawn tremendous commentary, and General Manager Rodenberg is looking for community input as to how it should be financed.
Perhaps you attended the presentation at the Community Center and now have additional questions, would like to hear it again, or are able to see the presentaiton because the February date suits you better. Please mark your calendars for the February meeting, and voice your opinions and ask questions!

Fredericksburg Restaurant Week Extended
by Pat Licata-REALTOR We can thank our recent snow storm for a few extra days home with our families, sledding at the Lake of the Woods Clubhouse, and for giving us more time to take advantage of the awesome deals offered by some downtown Fredericksburg restaurants!
Julie Perry, Fredericksburg Visitor Center manager, said that Restaurant Week has been extended through Friday, January 29th.
The 23 participating restaurants are offering 2-course lunches for $10.16 and 3-course dinners for $20.16 through Friday.
Restaurants from which you will have a difficult time choosing are: Bavarian Chef–Fredericksburg, Bistro Bethem, Brock’s Riverside Grill, Capital Ale House, Castiglia’s Italian Restaurant, Cork and Table, Deutschland Downtown, Eight-O-Six Bistro, Eileen’s Bakery and Café, Fahrenheit 132, Foode, The Happy Clam, Kenmore Inn, Kybecca, La Petite Auberge, La Rosetta International, Mason–Dixon Cafe, Mercantile, Poppy Hill Tuscan Kitchen, Ristorante Renato, Spencer Devon Brewing, The Sunken Well Tavern. and Vivify.

Wilderness Run Vinyards is the place to be on February 20th for a fun time wine tasting while listing to Up and Up Mobile DJ cranking out the tunes. A food truck will also be available.
So come out and have fun! The proceeds from the tasting event will gives wounded veterans, as well as physically and intellectually disabled children, a chance to enjoy a day playing on the water.

Selling your home may be an idea you are seriously considering, but that does not mean you are ready to put your home on the market just yet. 1. Start with the Necessary Repairs
Free yourself from future stress by making any major repairs now, whether that is repairing the HVAC or replacing the hot water heater.
2. Go for Neutral Colors
If you want to give your walls a fresh coat of paint, opt for more neutral colors. During home showings, neutral colors and décor make it easier for home buyers to picture themselves living in your home, which is your ultimate goal. Don’t use builder white. Two of my favorite are Benjamin Moore’s bleaker beige for warmer tones and revere pewter for cooler ones.
3. Start Decluttering Now
Home sellers often find that decluttering is one of the more frustrating and overwhelming tasks, but if you start cleaning the clutter now, you will thank yourself later. A good rule of thumb: If you don’t love something and use it, lose it.
4. Deep Clean Your Home Periodically
Sometimes it feels like the little things pile up quickly, don’t they? Try to stay ahead of minor maintenance and cleaning tasks by:
cleaning fixtures and light switch covers
fixing broken doorbells
repairing squeaky doors
dusting high and low
cleaning floors and windows
5. Refresh Your Front Entrance
During the home selling process, making a fantastic first impression is the key to getting buyers in the door. Refresh your home’s curb appeal by purchasing a new welcome mat, painting the front door, and polishing or replacing the doorknob.

The Civic Club will be kicking off the new year with our own LOWA member, District 10 Supervisor, and Germanna-Wilderness Area Plan (GWAP) Steering Committee member, Lee Frame, as well as Jim White, also a Steering Committee member. They will provide an update on the GWAP to attendees of the Civic Club’s monthly meeting, which will be held on Wednesday, January 13, 2016, at 7pm, in the Lower Level Clubhouse. All residents are encouraged to attend to learn how the GWAP is shaping up and will affect us as Lake of the Woods members.
The Board of Supervisors, Economic Development Authority, and Planning Commission created the Route 3 Strategic Visioning Initiative Steering Committee, now known as the Germanna-Wilderness Area Plan Steering Committee, in late 2013. The GWAP is a long-term growth management plan for the next fifty (50) years that creates the atmosphere for a competitive local economy; plans for adequate and appropriate public facilities and services; promotes and protects local historic and environmental assets; and, guides public and private investments to create an attractive and livable community, states the Orange County website. The GWAP was formally adopted and incorporated into the Orange County Comprehensive Plan in July, 2015.

December 2015 Real Estate Statistics for Lake of the Woods, VA By Pat Licata REALTOR® In the month of December, a total of 16 homes were sold. 15 were standard sale, 3 between $100-$175K, 8 between $175-250K, 1 between $350-500K, and 3 over $500K. There was 1 foreclosure in the $100-175K price range. There were no short sales in December. Six lots also sold, and they all closed for under $100K.
