Virginia Home Sales Increased in 2016

Virginia REALTORS association reported sales for 2016 to a total of $38 billion in VA Home sales. The sum of all the transactions increased 8% from last year.
We can use prior sales to predict that the housing market in 2017 will continue to increase. Median sales prices increased year-over-year in all regions, except the Southwest. Each quarter of 2016 exceeded the previous years sales, similar to how 2015 surpassed to 2014.
Sales rose specifically in the $300,000 to $500,000 residential home range. While 30-year and 15-year fixed mortgage interest rates remain low, they are increasing after the Federal Reserve Bank’s decision to raise the rate in December. The interest rate increase may also help raise the sale of homes in 2017.
Claire Forcier-Rowe, 2017 Virginia REALTORS® President, is quoted stating: “For buyers and sellers, 2016 was a year of opportunity. Particularly as inventory constraints eased in the last half of the year, we saw surges in activity and price. Buyers have been able to take advantage of low rates, even as they rose in the last quarter, and invested confidently at the end of the year. Sellers are poised to profit from sustained high demand as we move into 2017.”

Fredericksburg Market Starting off Strong

Fredericksburg’s real estate market is starting the New Year off strong. The sold dollar volume increased from 2015 to 2016 by 15.39%.
Real estate sales in Fredericksburg 2016 increased more than 13% than 2015 sales, totaling $1.663 billion.
The average home spent 71 days on the market in 2016 decreasing from the year before when the average home was on the market for about 77 days.
There was an increase of the average sold price from $269,623 in 2015 to $279,683 in 2016 (that’s over $10,000 difference!).
2017 FAAR, Fredericksburg Area Association of REALTORS, President Linda Fosdick believes these optimistic market trends will continue this year and she is quoted saying, “We are now seeing the conversion from a buyer’s market to a seller’s market, spurred by a reduction in available inventory.”
There are now more buyers looking to purchase but not enough sellers.
