There are certain issues that a seller must disclose

First of all, they must tell the buyer if the property is nearby a military air installation. Secondly, they must report any defective drywall. Also, a seller must report if their property was at any point the site of a meth lab, if it hasn’t been cleaned up in accordance with state guidelines. Remember those spots of fresh paint? If you notice those in a house, then there’s a pretty good chance that the water is coming from the roof. Other major signs of a damaged roof include curling or missing shingles, signs of buckling, discoloration or stains, and leaning or loose chimneys and gutters.
While a home inspector will likely check the roof, if you notice any of the above signs, you may want to ask for an extra in-depth look. After all, roof repairs can cost anywhere from $200 to several thousand dollars, so even though the roof is out of sight, always keep it in mind.
