New Superintendent of Schools by Pat Licata, President
Dr. Cecil Snead took over the leadership of the Orange County Public School on July 1st. Dr. Snead will be the featured speaker at the Civic Club meeting on Wednesday, October 10th, at 7:00 p.m. in the Great Hall of the Clubhouse. We encourage you to come to the meeting and welcome our new superintendent of schools.
Dr. Snead, originally from Bedford, VA, pursued a mathematics education degree at Virginia Tech. In earning his teaching degree, he combined his love for helping others with his passion for mathematics. In 2005, he earned his doctorate from Virginia Tech. Dr. Snead came to Orange County after serving as superintendent of schools in Buckingham County for 6 years where he stressed the need to build capacity for best practices in the areas of instruction, technology, finance, and facilities.
Dr. Snead boasts a strong and firm family foundation; he gives credit to his family who support the long hours and dedication needed to be a superintendent. He is most proud that all of his children (all girls) are successful products of public schools. All have completed four year universities, with his youngest child currently completing her third year at the University of Virginia in the computer science program. He has coached junior varsity football, varsity football, and U-12 girl’s soccer. His wife, Sherrie for whom he credits with giving him much of his strength, recently retired from being a teacher. When Dr. Snead is not working, he enjoys his dogs (Kip and Finn), running, reading, hiking, and traveling with his family.
The Civic Club meetings are open to all members of the community and there will be time allotted for questions. Please plan to attend so you may become better acquainted with the leader of our public schools. We look forward to seeing you on the 10th.

It’s a common real estate predicament: selling the home you currently live in while trying to buy a new one. So… what’s the most efficient way to go about it?
All in all, it depends on your situation. Are you willing to buy a second home without having sold your first one? Or are you relying on the payoff from your current home for the down payment on your new one? Are you relocating? Upgrading? Downsizing? Your reasons for selling will most likely dictate how you’ll go about the process.
So, here are four things to keep in mind when you’re buying and selling a home at the same time.
It’s All About Timing
What works best for you? If you’re selling your home because you’re relocating to a new area, it might more more sense to sell your current home first before buying a new home in a new market.
However, if you have enough money saved up for a down payment, it may be easier to buy your new home first, then sell your old home once you’ve moved to the new one.
So Do Your Research
A great place to start is by researching the market. If there are a lot of buyers and not a lot of homes, this is called a “buyer’s market”, meaning the conditions are ideal for buyers. Oppositely, if there are a lot of buyers and not a lot of homes, the conditions favor sellers (a “seller’s market”). If you’re buying and selling in two different markets, you’ll have to research both.
If you opt to buy before selling, make an offer on the new home with a sale and settlement contingency. You can then request an extended closing.
And Consider Your Money, Money, Money
Look closely at your bank account; what is it telling you?
The answer to your current question (Should I buy or should I sell first?) most likely lies within. Begin by meeting with your financial advisor or mortgage lender. You’ll want to look at three main financial factors: a) The amount of money you have in liquid cash, b) The equity in your current home, and c) The amount of the new loan you qualify for.
A big part of this is knowing the resale value of your current home. It’s also a good idea to have a pre-inspection completed on your home, so you can take care of any maintenance issues that might deter potential buyers down the road… and maybe even bump up your home value a bit.
Your Equity is Also Crucial
To find the equity on your home, take its current market value and subtract what’s left on your mortgage.

Happy Halloween! Here’s the LOWdown on Halloween at the Lake! Trick or treating hours are 5-8PM. Treats on the Point will be available from 6PM-7PM, where trick-or-treaters can fill their bags along the path with residents dishing out the treats! People wanting to participate by handing out treats at the point should set up by 5:45PM.
Children will be arriving at 6pm! Signs and banners will be permitted, so this is a great chance to promote your group/club/organization! 4th Annual Fundraiser for Living Water Community Clinic: Trees of Life Gala
Proceeds from the Gala, being held on Friday, November 16th will go directly to taking care of uninsured community neighbors. It may be for medical, emotional and spiritual needs. The Gala will include a special auction of beautifully decorated Christmas trees and even other items such as trips, sports tickets, and hand crafted items, just to name a few. The festival will be held by the Lake of the Woods Golf Center on Saturday, October 20th. Golf will begin at 9 AM, sharp. Sign up at the Pro Shop to register to golf. The cost will be $35 per person.
