Home Organization Tips for the New Year

Now that 2020 is here and the busyness of the holidays is over, many people are setting New Year’s resolutions — whether personal, professional, or real estate-related. It is the perfect time to set goals and welcome the new year with a fresh start. And what better way to start the new year fresh than by cleaning and organizing your home?

10 Ways to Get Rid of Last Year’s Clutter

“Out with the old, in with the new” as the saying goes. To help you start fresh with a clean and organized home, here are ten tips for kicking out the clutter and keeping it out in the new year.

1. Tackle Holiday Messes First

The busyness of the holidays often brings messes — shredded wrapping paper, loose Christmas tree needles, half-eaten leftovers in the fridge. Cleaning up from the holidays is a great place to start, and HGTV offers a great article about how to clean your home in 45 minutes.

Now that the holidays are over and the constant flow of guests has diminished, give your floors a little TLC with a thorough vacuuming. Even this simple cleaning task can make a world of difference in the look and feel of your home.

3. Open the Windows

Freshen up your living spaces by letting in the natural light. Opening the windows helps make your home seem more inviting to both you and your visitors.

4. Refresh and Rearrange

Tired of the layout in your living room or bedrooms? Mix it up for the new year to add flow and a fresh look to your home.

5. Dust in High and Low Places

Give your rooms a thorough dusting to get rid of last year’s grime, starting with the lowest shelf on the bookcase and moving up to the ceiling fans and the hardly seen areas behind your shelves.

6. Replace Light Bulbs and Fix Squeaky Doors

Have a minor fix that you haven’t gotten around to correcting yet? Maybe it’s the burnt-out lightbulb in your bathroom or squeaky door to your closet. Make those tiny repairs now and your home will start to feel new again.

7. Organize and Declutter

We all have that one space we use as a catch-all for our miscellaneous clutter, whether it’s a closet, a chair, or a table. This year, keep the clutter at bay by getting rid of unused items, removing the clutter catch-all, or organizing everything in labeled bins.

8. Donate or Discard Old Clothes

What better way to say “out with the old” than to get rid of any shirts, jackets, pants, or shoes that you no longer wear? Now you’ll have more space in your closets and more room for new clothes.

A clean shower door and bathroom wall can do wonders to enhance the overall appearance of your bathroom. DIY Network has several easy cleaning tricks for bathroom sinks, shower heads, and toilets that you can use to get rid of the built-up soap scum and grime.

10. Put Out a New Welcome Mat

What better way to welcome the new year and your guests than with a new, clean welcome mat? You’ll impress your visitors from the moment they walk in, and that curb appeal can do wonders for how even your neighbors perceive your home.

Decluttering Works Well During Home Staging, Too

These home organization tips can work wonders when you sell your home, since the foundation of home staging includes decluttering and cleaning to give buyers the best first impression. If you are selling your home in the new year, we can recommend other home staging tips and resources to help you sell your home quickly and for top dollar.

We hope you had a wonderful New Year’s and are looking forward to what 2020 has in store. Let us know if there is any way we can help make the home selling process easier on you in the new year.

Civic Club Speakers to Present “Living Easier with Less” on Wednesday, 2/12 at 7PM

Back by popular demand…On Wednesday, February 12, at 7:00pm in the Clubhouse Great Hall, two guest speakers will address the art of organizing and decluttering our homes and methods for removal of the items in order to accomplish an easier way of life. Even if one’s home is the perfect fit, there still may be items that can be “released” for simpler living. For many people, the stress comes from not knowing how to take the first step of thinking through what should stay or go, and for others it may be not knowing how to sell or where to donate items no longer needed or wanted.

Linda Clevenger, Professional Organizer and Owner of Organization Direct, will be our first speaker. Linda has been helping homeowners downsize, right-size, purge, and eliminate items from their homes for over 12 years. She helps clients walk through the process of making decisions regarding the need to keep items and how it will impact life both now and in the future. As the spouse of a disabled Veteran, she is passionate about helping other Veterans and those who struggle with the day to day task of living a clutter-free life.

Cathy France, owner of CopperStone Auctions and Estates, will provide options for the sale of items no longer wanted or needed. CopperStone’s offerings include estate sales from the home, consignment and auction services, and complete buyout of a home’s contents. And of course, the option always exists to donate items to organizations such as the LOW Lions.

There will be time allotted for questions, and we hope to see you there!

Thanks, Pat

Short Sale & Foreclosure: How Are They Different?

Short Sale & Foreclosure: How Are They Different?

As unfortunate as it can be when homeowners fall behind on mortgage payments and must face the possibility of losing their homes, short sales and foreclosures provide them options for moving on financially. The terms are often used interchangeably, but they’re actually quite different, with varying timelines and financial impact on the homeowner. Here’s a brief overview.
A short sale comes into play when a homeowner needs to sell their home but the home is worth less than the remaining balance that they owe. The lender can allow the homeowner to sell the home for less than the amount owed, freeing the homeowner from the financial predicament.
On the buyer side, short sales typically take three to four months to complete and many of the closing and repair costs are shifted from the seller to the lender.
On the other hand, a foreclosure occurs when a homeowner can no longer make payments on their home so the bank begins the process of repossessing it. A foreclosure usually moves much faster than a short sale and is more financially damaging to the homeowner.
After foreclosure the bank can sell the home in a foreclosure auction. For buyers, foreclosures are riskier than short sales, because homes are often bought sight unseen, with no inspection or warranty.

The LOWdown on Real Estate at the Lake 2019 By Pat Licata

The continued inventory shortage experienced by most regions of the country was evident in Lake of the Woods again in 2019. Listings increased only 6.4%, from 373 in 2018 to 397 in 2019, while closed sales were up 28.6%. New construction accounted for 30 of the 301 sales. The median sold price increased a healthy 8% year over year from $249,900 to $270,000.

Of the 301 total sales reported in 2019, only 5, or 1 1/2%, were either short sales or foreclosures. At the height of the distressed real estate market in 2010, a whopping 43% of all sales were either short sales or foreclosures.

So let’s look at our steady growth over the past five years:

In 2015, there were 247 sales, with 15% being distressed. Those total sales represented almost a 30% gain over 2014, and the median sales price was $210,000.

In 2016, the market was quite flat compared to 2015 in regards to total sales, which held at 243 with a decrease in distressed sales to 11.1. However, 2016 saw the median price jump to $225,000, a healthy 7.1% increase.

In 2017, there were 294 total sales, a whopping 21.1% increase over 2016 with only 5.8% being distressed. The median sales price climbed to $239,000.

Average days on the market (DOM), which is the number of days it takes from the time a property is listed until it goes under contract, has steadily declined from 127 in 2015 to 57 in 2019.

It’s also telling to note that a significant number of lots have sold in the past five years.  From January 1, 2015-Decemeber 31, 2019, 184 lots exchanged, with 41 occurring in 2019, down from 55 in 2018. There simply aren’t that many lots left in LOW.

New construction has been climbing, as well. 2015 realized 41 new construction starts; in 2016, there were 28; in 2017, there were 30; in 2018, there were 34; and in 2019, there were 48.

In 2020, according to Freddie Mac and the Mortgage Bankers Association, mortgage rates are expected to stay within the 3.7-3.9% range.

The prognosis for 2020, as it was in 2019, is excellent! In LOW, there are 57 homes active on the market as of 1/14/2020. In January of 2018, there were 62. Low, stable rates and hopefully more inventory should propel us to experience healthy sales and appreciation.

4 Tips to Ace Your First Home Purchase

If you ask a homeowner what it was like to buy their first home, they’ll probably mention a few things they’d change if they could do it all again. While it’s impossible to know everything about the home-buying process beforehand, you can still prepare yourself for what lies ahead—and figure out how to avoid some potential pitfalls. Not sure where to begin? Here are some key pointers to keep in mind before starting your search.

You’re Buying More Than a House

Neighborhood

We all know the phrase “love at first sight,” and it can certainly apply to homes, too! Even if you step inside a home and instantly fall in love, it’s crucial to step back and consider the whole picture before making a purchase.

When you buy your first property, you’re investing in more than just four walls. It’s worth paying attention to things like a home’s location, neighborhood, and physical condition, too. Even if you find that open concept kitchen you’ve been dreaming of, it might not be the right fit if it’s in the wrong community or if the rest of the house requires out-of-budget repairs. It’s best to stay realistic and listen to your agent’s (and home inspector’s) advice. Remember, this is likely one of the biggest investments you’ll ever make, so spend your money wisely!

Down Payments Are Different for Everyone

Piggy bank and house figure

So many would-be buyers are scared of homeownership for one reason: the down payment. Traditionally, you’d put down around 20% on a home and spend anywhere from 10 to 30 years paying your lender back. However, you actually have more flexibility than you might expect.

Depending on your credit history, location, and occupation, you could be eligible for loans that require as little as 0% down. However, making a larger down payment means you’ll pay less interest to your lender in the long run. Be sure to shop around for the right fit and reach out to your agent with any questions—they’re always available to help you out.

Prepare for Extra Expenses

Homeownership often comes with unexpected expenses, especially right after you move in. When you’re setting a budget for your big purchase, consider adding some wiggle room to allow for any additional and long term costs. You don’t want to realize that you can’t afford your home after you’ve purchased it!

Wondering what kinds of expenses can come up? Inspections, homeowner’s insurance, prepaid taxes and other various closing costs, HOA dues, and repairs are just a few possibilities. You’ll pay for some of these before or at the closing, but certain recurring costs will have to be factored into your monthly budget.

Get Pre-Approved Before You Start Searching

Tax forms with phone and coffee cup

Once you’ve made the decision to buy, it’s tempting to start looking at listings right away. However, you might want to press pause and complete an essential step before you start scheduling showings. Getting pre-approved for your loan will show sellers and agents that you’re serious about buying—and it can tell you exactly how much you can afford to spend.

Ready to start the pre-approval process? First, you’ll want to get your finances in order and shop around for the right lender. Be sure to have all of your important documents on hand, such as your W-2 tax form, paystubs, and social security card. Most lenders allow you to apply online, and within a few business days, you’ll know whether you’ve been approved or not, as well as the conditions of the loan.
